I was working in and around the direct selling industry when consultants started figuring out that a phone camera could replace a Tuesday-night drive across three counties. Same product. Same trust. A fraction of the friction. That was the first real live commerce behavior in America — and it didn’t come from a platform roadmap. It came from people who had been hosting parties in other people’s kitchens for forty years. So I registered the phrase. And I’ve held it, as the only owner it has ever had, ever since. This week I’m publishing the full thesis: the eleven-year arc of live streaming, why U.S. live commerce is finally in its steep section, and why some digital assets aren’t domains at all — they’re sentences. Check your credit. Save your down payment. Get pre-approved. Shop your rate. Then I stopped, because that answer belongs to a market that no longer exists. The 30-year fixed sits at 6.76 percent and looks likely to stay in the sixes — not a spike you wait out, a plateau you live in. First-time buyers are 21 percent of the market, the lowest share NAR has recorded in forty-four years, and the median first-time buyer is now 40. FHA delinquency hit 11.88 percent last quarter — roughly one in nine borrowers behind, driven by escrow rather than exotic loans. Underneath all of it is a trust problem. Gallup has real estate agents near record lows for honesty and ethics. We spent two years and tens of millions in settlements restructuring how buyer representation gets paid, and two-thirds of agents report the number barely moved. The mechanism changed. The bill did not. Consumers drew one conclusion — I cannot rely on the structure, so I will rely on the person.Y et ninety-one percent of sellers still used an agent. Sixty-six percent found that agent through a referral or returned to someone they had already worked with. That is not loyalty to an industry. That is a market routing around one. Real estate has become a peer-to-peer culture, and 𝗲𝘃𝗲𝗿𝘆 𝗰𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝗶𝘀 𝗻𝗼𝘄 𝗮 𝗿𝗲𝗳𝗲𝗿𝗿𝗶𝗻𝗴 𝘀𝗼𝘂𝗿𝗰𝗲. The transaction is no longer the end of the relationship — it is the beginning of a distribution channel. One family served with candor generates a decade of referrals. One served carelessly generates a review that outlives the commission. So the question is no longer where do I find a rate. It is....... 𝗵𝗼𝘄 𝗱𝗼 𝗜 𝗶𝗱𝗲𝗻𝘁𝗶𝗳𝘆 𝘁𝗵𝗲 𝗼𝗽𝗲𝗿𝗮𝘁𝗼𝗿𝘀 𝘄𝗼𝗿𝘁𝗵 𝘁𝗿𝘂𝘀𝘁𝗶𝗻𝗴? The tells are consistent. They disclose before you ask rather than after you notice. They quote the full escrowed payment, not the principal-and-interest headline. They do not flinch when you shop them. They explain the product that does not pay them. They put the hard part in writing. Firms are no different. Ask any brokerage or lender how they handle the moment their interest and the client's interest diverge. The good ones have an answer built. The rest have a brochure. Six years in Explosive Ordnance Disposal taught me the rule. 𝗣𝗿𝗼𝗰𝗲𝘀𝘀 𝗶𝘀 𝘄𝗵𝗮𝘁 𝗸𝗲𝗲𝗽𝘀 𝘁𝗵𝗲 𝘁𝗵𝗶𝗻𝗴 𝗳𝗿𝗼𝗺 𝗴𝗼𝗶𝗻𝗴 𝗼𝗳𝗳. Telling somebody the number they do not want to hear, before they sign, is process. Your buyer is not really asking how to get a home loan. They know the internet can answer that. They are asking whether the person answering has any reason to tell them the truth. 𝗢𝗻𝗲 𝘄𝗼𝗿𝗱. Everyone reported the tax problem was solved. Read the next paragraph of your own client alerts. Adult-use stayed in Schedule I. Which means a dual-license operator now has to apportion shared payroll, shared rent, shared management and a shared dispensary floor between one revenue line that gets relief and one that does not — using a methodology Treasury has not issued. That is not a tax question anymore. That is an evidentiary question, and the evidence has to be contemporaneous. Allocation built after the audit notice arrives is not a defense. Every month guidance is delayed, another cohort of refund claims dies quietly under Section 6511. Here is what I think the profession is underpricing. This creates a documentation workload that scales past what any practice can staff. Fifty-plus regimes, two conformity models, dual license types, an excise layer untouched by rescheduling, a hemp redefinition landing in November, and Dormant Commerce Clause litigation arriving behind all of it. Nobody reconciles that by hand. It goes to machines, and the firms that build those workflows now will be a year ahead of the ones that wait for guidance to tell them what to build. I spent six years in Explosive Ordnance Disposal before twenty-five building digital infrastructure. Process is what keeps the thing from going off. I own 280e.ai. What would allow this young man to end up participating in Roundtable meetings at the White House? Speak at the United Nations? Serve as a consultant for Lee Strobel's film, The Case for Christ? ➟ And be invited by Steve Green to become a founding scholar and leader of the Museum of the Bible. As I heard this story last night, and talked to both of these men about the impact of Don's invitation, I was reminded that Kingdom impact starts small. It can begin by simply offering someone a seat at the table. ➟ My question for you today: Who needs an invitation to your table?
