That was us on the water in Adelaide this week, at the Sentinel Homes franchise and supplier conference. In 1913 a French agricultural engineer called Max Ringelmann asked people to pull on a rope alone, and in groups, and measured the force with a dynamometer. Two people pulled at 93% of what each managed alone. Eight pulled at barely half. More hands. Less force each. Ringelmann put it down to the difficulty of coordinating effort. Later researchers argued motivation explains more of it. In building, I think Ringelmann had it closer to right. We've spent this year measuring our own process rather than guessing at it. Almost none of the time we lose is anybody being lazy. It's good people working hard, slightly out of time with each other. Which is why a week like this one matters. Time with people who care about quality homes and about improving how we build — franchise owners, suppliers, trades, all in one room, agreeing on the rhythm before we get back in the boat. You don't fix a kayak by paddling harder.

Most of what I know about Shopify & Neto builds, migrations, integrations, and running a delivery team, I learned here. Igor C. - Thank you for the opportunity. You gave me room to learn, trusted me with real responsibility, and pushed me to grow. That kind of backing is rare, and I don't take it for granted. To the team - the devs, designers, and QA who actually build the things - thank you. Delivery is only ever as good as the people doing the work, and you made me look good far more often than I deserved. I'll always want to hear what you're up to. To our clients - Thank you for the trust. Some of you I've spoken to every week for years, through migrations, go-lives, and more than a few thorny problems. Different businesses, different people and different experiences all teach you something. The important thing is knowing when one chapter has served its purpose and having the confidence to begin the next. Over the last few years, I made a deliberate transition from traditional agency toward specialising in development sites, collective sales, amalgamations and planning-led opportunities across Sydney’s Eastern Suburbs. I also returned to university at 55 and completed my Property Economics degree. During my REINSW submission period, I was involved in more than $400 million in sales and close to $600 million in listings. This Tuesday night, I’m proud to be a finalist in the 2026 REINSW Awards for Excellence. But recognition is really just a marker. What matters to me is what comes next. My next chapter is Ephron Property Group | Paul Ephron Property Consultancy. The proposition is simple: get involved earlier. Identify opportunities before they become listings. Understand the planning. Understand the feasibility. Bring owners together. Connect the right capital and developers. Create the strategy. Unlock value. Then execute. That evolution — from transactional agent to strategic adviser — has been years in the making I leave the past with gratitude for what it taught me and absolute confidence about where I’m heading. I know my market. I know the relationships I’ve built. I know the value I can bring. And at 59, strangely enough, I feel like I’m only getting started. Since joining Andzen, one of the things that has really stood out to me is the depth of the relationship with Klaviyo and, more importantly, the focus on delivering genuine commercial outcomes for merchants. This award recognises the work being done across APAC to drive regional growth and client success through the broader Klaviyo B2C CRM platform. And that is the bit that matters. Technology is only one part of the equation.
