Noon to Night returned to Avalon for the 12th year in a row, transforming the property into a runway for an evening of fashion and fundraising. Avalon’s longstanding partnership with Bert's Big Adventure continues to bring the community together around an important cause. This year’s event raised a record-breaking $160,000 for the nonprofit, which provides all-expenses-paid trips to Walt Disney World for children with chronic and terminal illnesses and their families. Our latest Sustainability and Social Responsibility Report reflects our continued efforts to reduce our environmental impact while supporting the long-term performance and resilience of our properties. In 2025, we reduced energy use intensity and greenhouse gas intensity compared to the previous year, supporting lower operating costs, stronger net operating outcomes, and future-proofing assets against evolving regulations. Our U.S. office portfolio continues to outperform the industry median for energy use intensity, reflecting ongoing progress in energy efficiency. At the same time, expanded data coverage is helping us better understand performance across the portfolio and identify opportunities for continued improvement. I recently joined Mohamed “Mo” Massaquoi on the Same Game Different Turf podcast for a conversation about career transitions, leadership, and growth. One of the topics we explored is that opportunity rarely arrives as a perfectly defined next step. It often starts with being willing to raise your hand, stay curious, and step into something before you have everything figured out. Luck matters, but so does putting yourself in a position for it to find you. That same mindset applies to real estate. Creating places people actually want to be in requires looking beyond the physical building, understanding how people use a place, building relationships, and recognizing opportunities that others may overlook. We discussed the thinking behind Chelsea Market and Ponce City Market, as well as what we’ve learned from navigating changing work habits and difficult real estate cycles. At IDB Lisbon, the next phase of investment is underway with a new refinancing led by Crédito Agrícola and advised by CBRE. The financing replaces the original banking syndicate and provides additional funding to support the continuation of work at the property. The first phase repositioned the former industrial building into a modern office destination with shared amenities and a public rooftop space featuring culinary offerings, art installations, and community programming. A well-earned win for Court 16 at Ridge Hill in Yonkers. The indoor tennis and pickleball club received the 2026 (USTA) United States Tennis Association Outstanding Facility Award in the Innovative Facilities category, presented this week at the US Open. Since opening, the sports club has welcomed families and players looking to discover and grow in the sport. A wave of tenant expansions is taking place at Waterfront Plaza and Levi’s Plaza in San Francisco. Greptile, Goodfire, Pantheon, Paraform, and Salient-AI are collectively expanding their footprints by more than 84,000 square feet. Together, the expanded spaces are expected to support nearly 1,000 employees. The activity reinforces the Northern Waterfront’s position as a hub for AI and technology companies, where firms are not only establishing a presence but choosing to stay and grow within a campus environment that provides access to flexible workspaces, programming, acres of parks, building amenities, and dining options.
