We’re proud to celebrate the completion of Ruby Lilou Hotel in Marseille, Gensler’s transformation of BNP Paribas’ former Marseille headquarters into Ruby Group's first hotel in France. Set between Marseille’s historic streets and its evolving waterfront, the building had been altered and joined together over decades. Rather than erase those layers, the design works with them. Its existing structure was retained, 23 distinct room types respond to the building’s varied geometry, and a historic façade uncovered during construction has become a defining feature. The result brings new life to the building and its neighbourhood: 237 guest rooms, coworking space, and a publicly accessible rooftop restaurant and terrace with views across Marseille and the Mediterranean. A high-performance building for a high-performance brand. Under Armour's Global Headquarters in Baltimore holds its architecture to the same standard the brand sets for athletes. Built almost entirely of mass timber, the five-story building achieves a 65% reduction in embodied carbon compared to a steel structure, with timber delivered by barge to cut road emissions. Resilience is designed in at every scale. The building is elevated 17 feet to anticipate sea-level rise. 325 geothermal wells and more than 3,700 solar panels drive the building toward net-zero energy, while rooftop rainwater harvesting meets 40% of flushing demand. On a former industrial shipping yard, berms, bioswales, and native plantings restore the site’s natural hydrology and habitat along the waterfront. Inside, exposed timber, blackened steel, and concrete leave the structure honest and reduce finish materials, while flexible floor plates and design for disassembly allow the workplace to evolve without carbon-intensive renovation. Sometimes transformation starts with keeping what works. At Korn Ferry's Paris office, Gensler took a ‘creative frugality’ approach, rethinking the existing space to create a more open and collaborative workplace while making targeted changes where they would have the greatest impact. The design retained 55% of the existing partitions, 77% of the ceilings and 88% of the furniture. Walls were removed selectively to bring more daylight into the space and open up views across the Champs-Élysées, while a mix of collaborative and private spaces supports different ways of working. The result is a flexible, welcoming workplace that makes considered use of existing resources while supporting Korn Ferry’s people, clients and evolving ways of working. What does it take to restore a place and not just develop it? That question is at the heart of regenerative design, one of the ideas we explore more deeply in the latest issue of Research by Gensler. We look at two projects working at radically different scales: a former military airbase in Baghdad being transformed into Iraq’s largest urban forest, and Under Armour’s new Baltimore headquarters, where a century-old industrial site has been restored to support native landscapes, manage stormwater, and reconnect with the surrounding community. Both projects are featured in our newly released Resilience by Design 2026 report, which explores how design can help places adapt to change and create lasting value. Together, they show that regeneration isn’t one particular design move. It’s a way of thinking about what a project can restore — environmentally, economically, and socially — and how those benefits can build over time. Where smokestacks once defined the shoreline, a new vision for Lake Erie is taking shape. The Avon Lake Renewable Master Plan reimagines a decommissioned coal-fired power plant and 125 acres of impacted land as a resilient, mixed-use lakefront destination. Through adaptive reuse, land remediation, habitat restoration, and renewed public access to the waterfront, the plan demonstrates how innovative design thinking and resilient strategies can transform a stranded industrial site into a vibrant space that prepares the community for a more resilient future and creates long-term value. Nearly one in four urban residents say climate change could force them to leave their city within the next five years. But the risks facing cities, and the strategies needed to address them, look very different from place to place. Our new Resilience by Design 2026 report looks at how design can help buildings and communities respond to the risks they face while creating value that lasts. It starts with a simple premise: Resilience is local. Across six global case studies, we explore three dimensions of resilience: climate preparedness, resource stewardship, and regeneration, and how they come together in practice. From a net-zero library in Minnesota to a former Baghdad airbase transformed into an urban forest, these projects show what it looks like to design for the realities of today while preparing for what comes next. After 26 years in the industry, I've come to believe we're asking the wrong question: 𝗛𝗼𝘄 𝗱𝗼 𝗜 𝗴𝗲𝘁 𝗶𝗻𝘁𝗼 𝘀𝘂𝘀𝘁𝗮𝗶𝗻𝗮𝗯𝗶𝗹𝗶𝘁𝘆? The better question is: 𝗛𝗼𝘄 𝗱𝗼 𝗜 𝘂𝘀𝗲 𝗺𝘆 𝘂𝗻𝗶𝗾𝘂𝗲 𝘀𝗸𝗶𝗹𝗹𝘀 𝘁𝗼 𝗰𝗿𝗲𝗮𝘁𝗲 𝗶𝗺𝗽𝗮𝗰𝘁? To explore that idea, Gensler created 𝗜𝗺𝗽𝗮𝗰𝘁 𝗯𝘆 𝗗𝗲𝘀𝗶𝗴𝗻, and I sat down with five people whose careers prove there isn't one path into this work: ✦ Avinash Rajagopal, Editor-in-Chief of Metropolis Magazine, on why sustainability is as much a cultural challenge as a technical one. ✦ Lindsay Roth, Design Director and Principal in Gensler's London office, on creative optimism, embodied carbon, and finding opportunity inside constraints. ✦ Dr. Rudra V. Kapila of Third Way, on systems thinking, policy, and translating complex climate technologies into human understanding. ✦ Sarah Templin, Head of Sustainability at IMPACT ACOUSTIC®, on materials, circularity, and the power of creating your own opportunities. ✦ Abram Goodrich, architect at Gensler, on creativity, storytelling, and the courage to challenge a brief. Every one of these conversations reinforced the same lesson: there isn’t a single path into sustainability. Impact happens when people connect ideas, disciplines, communities, and opportunities that others might not see. I hope that these conversations help people see that sustainability isn't a specialty reserved for a select few; it's a movement that needs many perspectives, many talents, and many paths.
